REIT Portfolio Structure/Portfolio Model (ex. BRIET / JPM REIT) - would like insight/resources on how to build REIT in a similar fashion.

Basically, currently at an Investment Manager with $20b aum. Multiple different funds, but I am curious and as side project want to understand how i can build a large multi asset class portfolio over 5 years. Would like to start the discussion and get industry insight from users and directed to resources. 

Current idea - 

  - Current Portfolio - $2b

          - Expand to $5b over 5-years

         - year 1-2 - pursue core product in multi/industrial/affordable to shore up annual cash yield 

         - Year 3-7 - with enough c/c coverage (6-8%) start pursuing higher yield opportunities

         - Year 5-7+ - strong revolving business with appropriate portfolio allocations targeting 6-8% cash on cash with 12%+ annualized yields.
