Remote CRE Acquisitions Teams at Associate/Sr Associate Levels?
I currently work remotely as an associate with a small investment firm, but am interested in potentially moving positions as I don't feel like upward mobility is likely (CEO is super cheap and we are slowing significantly).
Remote roles in RE are not incredibly common for associate level in acquisitions, so I've been looking for roles, but have not been having too much luck. I am living in a tier 50 city in the Midwest and own a home, so I'm not trying to move and the REPE firms in my area are so lean they rarely hire or have a terrible rep.
I like acquisitions and I am not looking to switch to AM, so curious if I have any options with legit firms remotely, or if I am a bit SOL since 99% of firms are at best hybrid working.
I’ve seen some roles that are remote first but they still want you to be in one of a few cities where they have senior personnel. Idk what to tell you, RE acquisitions is probably one of the least likely jobs to be remote at the entry level
If upward mobility is your issue, then you're definitely SOL. Just trying to be real with you, acquisitions is a relationship-based role especially once you stop being the excel and argus monkey. There's a huge difference in building rapport online vs in-person. If any firm is offering acquisitions in a remote role, unless you work in something like Ag land or maybe some hospitality firms, they're hiring you as a DD+underwriting person with maybe some originations if you can find a deal or two. They're not thinking of you as someone long term up. Otherwise, that role would be in-person or hybrid at best.
See my issue isn't my responsibility. I run deals by myself, source deals, lead calls with investors we're raising equity from. Upward mobility reluctance in remote does make sense, and maybe that is just something I have to give up, or go to brokerage if I want to maintain remote work. Now I will say the entire firm is remote, not just me. Our CIO and the new partner who assists in acquisitions are also remote. While my responsibilities I feel outweigh my title and my comp, I do think it'll be hard to get out of being relied upon for DD + underwriting lead like you said.
To me, I've sourced and closed by myself on ~$300M in acquisitions so far this year, but I have a set fixed comp + bonus so while I want upward mobility, comp is probably a bigger problem. I brought this up and get told that we can discuss comp at the end of the year. The issue is that I'm getting experience that outweighs the amount of years I have in RE, so lateralling in a small city I won't get a title or pay bump because I have 3 years of experience in RE.
