Salaries for Valuation/Appraisal at Big4
What should someone expect to make as a “real estate valuation” analyst at KPMG, PwC, Deloitte, other valuation shops?
Google tells me it is around $60-70k in a low COL city but to me this sounds… rather low.
I am also curious about what the salary progression is from Analyst > Senior Analyst > Associate > Senior Associate

~70K base for an analyst in Valuation. The bonus could be upwards of 30-35%.
Not for a big 4, normally at that level caps out at high single digits. 30%+ is possible for HL and A&M but not big4

If you're going into valuation, my recommendation would be to not do it at accounting shops. The comp progression isn't good until you get to be a group director (even then it's not great) and you learn less than being at a fee shop. The transition from being on the fee side to being on the bank/tax side is better than the opposite.

I’m not too familiar with fee-based valuation shops but will look into them. My offer starting salary is $75k… but it looks like you’re implying comp progression is not good at accounting shops.
Will most likely jump to another RE sector later then if comp progression is not good.
No problem - $75k is definitely a good starting point. On the fee side you would likely start at less than that, but within 2-3 years you should be making well more than $75k.
As a reference point, a Big 4 firm in a HCOL city recently contacted me regarding a senior management role and they kept talking about "work-life balance" and "workplace atmosphere" to make up for how low the salary and bonus were.
If you are thinking about getting off the valuation side already and you have a written offer in hand, it doesn't hurt to take the offer and keep looking for the next step. At least you will make money while learning some things and gaining experience.
I was offered 76k at a Big 4 in Dallas out of college but did not sign.
Do you remember your bonus structure?
I cannot find my offer letter. The signing bonus was like 5k and I assume the performance bonus would also be around 5k.
Not sure if this will help but back in 2015 I was offered around $125k and 40% bonus target for a RE Valuation Manager role at EY in Philly. I believe their Manager level is the next step above Associate/Sr associate. I didn't take the job.
Definitely look at the fee appraisal shops over working at a big 4. e.g. CBRE, cushman, newmark, colliers. You will make more after one year and the experience is more transferable. Valuation at a Big 4 is more for tax purposes as opposed to valuation for acquisitions/lending.

I work in valuations at a big 4 - I make $120k+ as a senior but came in as an experienced hire with a lot of prior real estate valuation experience. Pay is good but work life balance during busy season is not great as you can imagine. Still, I like it better than banking which is where I moved from. Happy to answer any questions you have via DM.
