Serviced Apartments | Valuation Method

Hi all,

I need to value a building used for serviced apartments, in a prime location. It is 6 floors, with 150 rooms. I have the revenue they charge per room. The building is owed and operated by the same shareholders.

However, my area of expertise is PE and Infrastructure. Would appreciate your thoughts

Not sure which method will be the most adequate (DCF, comparables, others??).

Also welcome key value creation levers for Serviced Apartments / Student accomodation.
