Why are we trashing a fund here? Tons of funds and operators are doing horribly right now. When interest rates go from 0%->5% in 1 year - investments won’t perform..

You can make the case that whatever fund OP posted is being realistic while others are just delusional. Any fund who invested heavily in 2021-2022 is going to be a terrible performer pretty much full stop. Prices aren't going back to those levels for the core asset classes, debt rates certainly aren't going back to those levels thus performance is probably 5% gross at best but most likely negative net to LPs. This is ultimately good as it'll flush the travelers in RE out as they won't make a dime in promote.
