small box industrial vs big box industrial
Does anyone know what the cut-off is for differentiating small-box industrial space vs big-box industrial? (in terms of square footage)

I don't distinguish between the two, but in general, anything smaller than 100k sf is small and would typically be more of an industrial transition/flex type use/tenant.
Depends on the market. If it's a distribution market with large warehouses then it is probably 200k. In an infill established market it's probably 100k.
I've never heard the word "small box" being used
Nor have I really heard people refer to industrial as "big box" - always retail.
I've heard big box distribution center etc. for like Walmart, Amazon etc 500k + SFers
Definitely heard "big box" before, anything smaller than what someone considers big box usually just gets labeled as retail or whatever specific sector of retail that it is (QSR for example)
