Social Media Real Estate “Gurus”

Has anyone else noticed a massive increase in the amount of fake hardo gurus on Instagram and Tik tok talking about financial independence through real estate. I feel like it's all the same: FHA loan, house hack, etc. Personally I feel like it gives the industry a bad rep having 17 year olds with perms talking about how to buy your first house, etc. I work in development, and am so sick of these posts. There's no way these kids actually have any idea what they're doing, understand the industry or could even explain a debt yield. Or am I completely wrong and I should quit my job and buy a four-plex? Anyone else have thoughts on this?

It’s all bs trying to sell you their course. I do agree it give the industry a bad rep. I have people thinking I’m a real estate agent cuz of these kids

 

It is nothing new.  It's just that younger people are more facile on TikTok than older people, and have less to lose, so they seem to pop up more often.  Probably are more popular and thus the algorithms put them on front pages more often than some grey haired Boomer running the same scam.

And yes, having scam artists coming out of the woodwork gives the industry a bad rap... but I\'m not sure how these guys are any worse than Tai Lopez or Grant Cardone.
