STNL Lending Exits

I'm a current non-target student exploring opportunities in finance/real estate. I'm mostly pursuing REIB with the bigger name shops, but I have a family friend that works for a smaller setup that does single tenant net lease financing. I'm less familiar with this area, but I'm open to anything to get my foot in the door given my background.

Does anyone have any info on the exit opps for a position like this? I think I'd like to end up in REPE someday, but I'm willing to acknowledge that I don't really know at this point. Is REPE a possible (if less likely) outcome? What about a debt fund or a transition to REIB?
