I think he means how to reach the point of making a term sheet and the model that will get you there with all the pro forma inputs. And I don't know, sorry.
Are you talking about how to structure debt so the lender is comfortable with "hairy" deals? If so, that'll be tough to find a good resource on a website. There's a variety of tools at your disposal as a lender (CF sweeps, guarantees, springing guarantees,master leases, holdbacks, etc). You just have to get creative to find a way to bandaid the risk in a deal that the borrower will accept.
