Sub-Dividing Land Due Diligence

Would love information or success stories of how people were able to take a 1 lot zoned SFR and subdivide it into 2-4 lots. What was the process? What were the challenges? Any obstacles I should keenly be aware of? What information were you able to collect that made you feel comfortable enough to purchase this land and begin the subdivision process? I’m looking for land in the Bay Area specifically but open to suggestions from all regions as well.

Not in residential but If it’s going to be a discretionary process I’d be sure to meet with the city and get a feel for their support and public policy. If it’s already zoned for that more dense use you are half way there already. On technical side for diligence....environmental (phase 1), Geotech investigation...and engage early with a civil engineer to provide some prelim grading and utility design (very high level). Be sure you can service the site with utilities, dip some manholes and confirm critical gravity tie ins etc.... basic stuff...
