Thoughts on Side Hustle Making OM's for brokers?

So I worked as an analyst at a debt fund and was shocked at the amount of > $10 Million deals that had a word document with terrible formatting as an OM or didn't even have an OM all together.

Thinking about starting a biz as a side hustle that would make OM's and could upsell pulling comps / modeling out a deal. i figure if i can drum up enough leads I could eventually outsource the graphic design or I could put the work in up front building templates to minimize the amount of time it takes. I have decent experience making pitch decks and can put the work in to learn further.

Curious on people's thoughts on this business idea and any tips or advice if I were to pursue it? To drum up leads I was thinking of finding listings >$1 M on loopneet and sending a sample portion of an OM an offer a full version for a fee or something along thos elines.
