Hi, so I am trying to get some advice on what career path I should follow.
I currently am set to start FT soon with a tier 2 consulting firm (OW, Deloitte, etc.) having accepted a FT offer a while ago. However, in the mean time I interned in the acquisitions team at a REIT with ~$7 billion in assets. I really enjoyed my internship and it made me think that RE is the path I want to follow. An analyst position just opened up at the REIT and I am wondering if I should pursue that or keep on with my consulting analyst position in hope of getting on RE projects. I am not sure of the comp for the REIT analyst position...
My concerns: - I would end up in an acquisitions analyst role after two years doing consulting anyways--this could be a short cut -Consulting looks better for B-school -I would burn bridges at the consulting firm being that I am so close to my start date -I already spent my signing bonus, so I would have to pay that back
Any advice is much appreciated!
Comp is going to be like $55-65K, maybe 10% bonus for a job like that. Probably lower than the consulting offer. I work for a similar sized REIT in acquisitions.
I can tell you that if you do 2 years full-time in consulting at a Deloitte-like firm, there's a pretty good chance you're going to spend most of your time on non-real estate stuff over that time. Then you're going to be getting paid more and it'll be tougher to swallow a move back to being a REIT analyst, while at the same time I don't think you'll have the right experience to move over into an Associate role.
If you really want to work in RE, it would be best to get in now if you have the ability to do so. On the other hand, being at a reputable consulting firm makes you look good enough on paper to get a respectable RE firm to look at you. It'll just be tougher after 2 years than it seems like it will be right now.
Might as well at least try to get an offer in place so you can better evaluate the two opps. I'm not a big fan of burning bridges in regards to the consulting guys, but if you have your heart set on RE and are going to stay in that lane, fuck em.
