Value Add REITs

Good Morning All,

I'm looking for the names of some REITs that operate in the value add space, ideally from D.C. north. I'm a first year MBA student looking to enter the industry after finishing my time in the Navy, and the advice I've gotten thus far is to find a first acquisitions internship/job that has tons of deal flow and more complex projects than simple Core buys, so that I can learn as quickly as possible. I appreciate any suggestions, as any combination of search terms that I've tried only spit out standard vanilla articles about the "Top 10 REIT's to invest in for 2017!" and other such nonsense.
