I love the idea of this thread because I'm always struggling to describe in investment memos / investor reports.

Challenged, stressed, appealing to value-add investors, opportunistic leasing scenario

optimistically-priced, valued at high end of range, ask above market, rich asking price, etc.

 

You sound like realtors now. Yeah this is a nice cozy office building with a optimistic motivated seller. It’s awaiting the personal touch of just the right buyer but can be considered perfectly turn key.

I write about different stocks on a website, and when I'm writing I typically stick to a table of descriptors.

If the P/V is 1 then I'll say undervalued and vice versa if overvalued.

When I describe sales growth, I'll typically say aggressive, conservative, or neutral.

I'll use other descriptors but typically for other random items I.E. "the debt to equity ratio allows for a cheap price per share.".
