What is Occupier Services?
Have secured an information with a VP in this particular department and I hate to ask such a simple (dumb) question, but what exactly is Occupier Services?
It seems like their role would be overseeing all business verticals of commercial property occupants. This would range from client services, architecture, to even tenant representation. Is this accurate?
I would guess this is mostly tenant rep brokerage, but also includes the overarching "corporate services" (i.e. a tenant rep agreement for entire firm's RE needs), as well as other services to tenants like consulting, project mngt (like of buildouts of spaces), and maybe even mngt of spaces (like services like janitorial/maintenance/security). Still, think 90% tenant rep..... that is probably what it is really is, but they want to "cross sell" where possible
Jeez tenant rep is my dream field so this meeting holds more weight than I realized when I emailed them.
It's just a typical reach out meeting but any tips on what I could do to highlight my interest in working under them/come off as knowledgable?
well, at minimum, try and figure out what this person actually does, at level they are, etc. As 'occupier services' is broad, see if you can figure out where in that food chain he sits (i.e... is he really a tenant rep broker with fancier title, or in corp. services selling/managing overall relationship, or something totally different).
Final note, "VP" can actually be a relatively junior/mid type title at big brokerages (like CBRE/JLL/CW types), like just above associate, so he may be a few steps below the hiring authority (more likely to have MD, or SMD type title). So, you may need to manage expectations/asks as such.
I'd look at all the websites of competitors you can, learn as much about the various structures/offerings/etc. Read up on CRE market on places like GlobeSt.com, etc. Just do the general prep stuff you should do for any opportunity!
