When to Transition

Hi All - First post on WSO and looking for some advice/ out-side opinions. 

Recently promoted to the capital markets lead at my current company (a private lender who targets > 90% sell though on all loans we originate), before I was promoted I was pretty frequently sending my resume to firms on the buy side of my current role. I felt like I had hit a knowledge ceiling and wanted to find a position somewhere established where I could learn more and be compensated more aggressively. Since my promotion, a REIT I applied to has reached out and I am not sure how to handle it, especially due to the fact I just coordinated my current firm undergoing the onboarding process with subject REIT. I don't know if I should dig into my new position or take the chance and move across the country. My current firm recently underwent a partial sale to a family office and I have been able to work with people I didn't think I would be exposed to, but I still feel like the buy side of these transactions is where I would learn the most. I would go from running my own desk to being a 1st year analyst. Just not sure which opportunity will set me up for success, or how I should be weighing the options. Would love outside input or advice from others that took the leap.

A promotion at your current job shouldn't be a deterrent to you finding a job you would actually enjoy. When it comes to weighing your options, think about where you want to end up in your career and whether or not you think the current job you're at is preparing you well enough for that end goal. If you want to be CIO of a family office investing in *insert asset class here*, then being a private lender wouldn't be as beneficial as going through countless buy side deals from analyst to associate to VP. You are definitely going to learn a lot about how the industry works and how lenders UW deals at your current role so there is definite value in staying if you choose to do so. 

All I'll say definitively is don't let short term pay increase be the main deciding factor since you will be well compensated in the long run regardless if you stay or move to a REIT/REPE/Devco.
