I have about $15K-$20K at the moment to use on just about anything, and want to see how I can use that for real estate and not have it sit in the bank and let inflation eat it away. I'm very new to all of this and really would appreciate and questions or comments to help. Thanks!

For you - buy a REIT, you will get distributions and its liquid if you want your cash back.
The hurdle for you unless someone can bring you into a deal is all the requirements of a certified investor
What are some REITs that you recommend to at least build some little cash before I hopefully actually have one rental property? Also, what value would a certified investor bring? And another thing, I do plan to get my real estate license once I graduate high school to help in that.
REIT mutual funds/ETFs... stay liquid, or just invest in the total market. You want the liquidity, 15K is meaningless unless you are in some really really cheap part of the world.
Thats the thing too, you are too young.
The issue with real estate is once you buy it you gotta deal with it. and dealing with it isn't location agnostic as you probably are right now.
Go explore the world, don't tie your self down for 3-5 yrs bc you own some property that even if you 3x isn't life changing money.
If it's resi you can put it under the mattress
You need to buy UPRO or TQQQ instead way better investment.
Go buy a $300k house in the burbs with 5% down. I imagine you can handle the mortgage. Make sure you're near decent schools.Rent it out after a year.

If you only have 15-20k liquid you should be investing in stocks and if you are deadset on real estate look at REIT’s or non-public REIT’s like Fundrise or other online REIT’s
