Last semester in undergrad, tons of free time. Study for CFA/MBA/CAIA?

Last semester in undergrad, finding that I have an immense amount of free time on my hands. Have considered starting to study for the exams listed in the title, but not entirely sure how beneficial they would be for my career. Obviously having them compared to none at all would be of an aid, but then needing to consider the time and money spent for each. Plan on staying in real estate for the foreseeable future, just wanting to put this free time to good use, as I know I won’t have as much free time once I begin my full- time job. For those in the industry that have one of the certifications listed, are you glad you had done so, or would you have done something else knowing what you know now? Just wanting to put this time to good use. Thanks!
