MBA or MSRE for my real estate career - working at MF

Ignore my position. I have been working for some years at a MF in RE Acquisitions. I was lucky to break in from undergrad, but I went to a semi-target school. I am happy with where I am career wise, but I am thinking about getting either a MSRE or MBA to add "pedigree" in the event that I want to start my own fund. I am torn whether to get a MSRE, MBA, or just stick with my undergrad. The MSRE is only 1 year, cheaper, and less of an opportunity cost but is seen as less than an MBA. An MBA is more versatile but is more of an opporunity cost and I do not want to move careers either. What should I do?

Does pedigree matter when raising capital? I thought that investors would prefer to give capital to someone that went to a target school. Though I am hoping that my firm name would help outweigh where I went to school.
