Investing in fixed income for US retirement fund that will expire in 2045

I am putting together a theoretical portfolio which will be liquidated by 2045 as a retirement fund-- any thoughts on how I should use fixed income and real estate in this portfolio? Curious to see different points of view given the rising rates/inflationary environment that it seems is inevitable.
