JV R.E Investment company vs Project finance Investment Banking - Work in Res. & Comm. Finance

I am facing a big dilema in the midst of changing careers. I greatly appreciate any input and advice.

I am 30 yrs old and work in Res. & comm. finance for 10 years. I work on different projects which require project financing for some high profile clients from $10-$400 million on constant basis.
I would like to be able to help such large deals close and build a career in this field. Most of the time the nature of such project is in the Energy sector such as purchase of an oil refinery or building a newly proposed Bio fuel plant.

what will I need in order to have a shot in getting trained by any VC, JV , hedge fund or Equity firm or any IB company? Should I look into R.E investment firms that offer Joint Ventureship or a Venture capital company ?

I see IB courses for couple grand and I am sure it's worth it but will It be enough to me in a IB firm?
I've heard of Boutique firms and I'm not exactly sure what they look for in a candidate either. The more I look into this IB side the more complicated it gets..VC's, JV's,Syndicates Don't know where to start to look for such company..!!

I am obviously having trouble distinguishing the right position or name for this field for firms Involved who Invests or can Lend in such transactions/Projects and what it would take to get in these companies?
