High level I’d do
$5m in rental properties (start as short duration bonds and allocate to real estate over time)
$5m bonds (mix of HY and treasuries rn)
$10M equity index ETFs
$5m self-managed equity portfolio (would wind up with a lot of small and mid cap value stuff)
What are the bonds for?
Probably a short-term allocation.
If you wait until the next 30yr auction in November, coupon might be 5%+.. If you're telling me you can earn 5%+ "risk-free", I would definitely be considering adding exposure. Locking in a 5% coupon and getting those payment s/a would be solid.
