Anyone under contract has lost their mind at this point, the delta between going in caps vs cost of capital is too high, no operational excellence will cure this. At this point its best to sit on treasuries. In my opinion, even 1031 exchange buyers should pay taxes and sit on treasuries.
Somehow have two acquisitions on the table - one is still positive leverage [tertiary 100% LIHTC] and the other is just good ol low leverage fund buyer.
Two refi's closing in the next 30 days where we locked the treasury ~ 30-40 bps below current marks. Thanks the lord.

Have zero term sheets as of yesterday.

On a deal we're selling, we have pushed back first round bids multiple times. I suspect we will just pull it soon.
