Coffee Valuation Methodology Question
If you own and operate a coffee shop, what are the ways you would value a coffee shop as well as how would you determine the cash flow stream produced by said coffee shop?

I'd think a combination of discounted cash flow and comparable companies' analysis. Cash flow stream would be based on historical financial performance. Also, comparable companies should especially be appropriate imo to determine what kind of business it can do since location is of primary importance in case of a coffee shop. What do you think?
