Equity vs RE vs REIT

Just doing some future planning and was wondering what people's thoughts are on the above 3 types of investments.

I'm very early on in my career and am looking to build wealth. A bit torn between equity and RE since I feel like equity is better at building wealth but RE provides a better income stream which is useful since I might pursue an advanced degree 5/10 years down the line.
