Manny Khosbin Real Estate - is this guy real?

As in the title, I came across Manny Khosbin on YouTube. First, I thought he is another one of "YouTube gurus", but what he says on his Real Estate channel makes sense and guy seems to have knowledge about it (types of financing for RE deals etc.). Do you know if he is legit?
I have met him several times in person through car meets and in LA. I don't know any details around real estate, have never worked in it.
But Manny is as real as it gets. His wife is also exceptionally wealthy, even before they met.
Honestly, he is one of the nicest guys in the car/tuning/exotics scene. Not many in his league are as approachable or nice and take the time to talk to random people. Decent guy.
Whether his RE investments make sense or not is up to the RE folks on WSO to analyze. I am sure some might have worked with him in the past?
I know him only from YouTube, but indeed he seems like a down to earth and approachable person, not a sleazy salesman as other RE guys on YT (thinking Grand Cardone etc.)
So apparently the story for him is that "he came from the bottom" and "made it big" through RE investments. His honest and grounded attitude *might* be a testament to this, or he is just another nice/social Persian dude in Tehrangeles. I ran into quite a few Persian people through the years and they are all pretty cool. One thing I do know is that most Persians I have met really had to flee (leaving out the political details here), but they did not all arrive in their new homes empty-handed. Most Persians I know are either in more prominent corporate roles, or they run their own business(es).
Guess it is hard to really understand the details how some of the entrepreneurs made it big.
