REIT RESEARCH.

Hi everyone, Aussie student here, I'm quite interested in REIT/HC research and had three questions-
1) I was wondering if y'all could shed some light on the recruitment process/skills needed as an entry level associate analyst?
2) What is the equity research environment: culture/work hours/and is the work interesting specifically in REIT sectors?

3) Does networking rank above experience/gpa?
4) What is the opinion on CFA in the REIT space?
I personally find REITS quite interesting due to the amount of activity happening in Australia and around the world re: industrial and office assets.Thank you very much in advance.
