How to add more value prepping for career change

So I’m working on a career change from residential real estate into private equity real estate Or maybe private equity portfolio management long term. So far I’m applying to get an mba in finance to start next year(not accepted yet) and doing a financial modeling class online(Wall Street prep). I’ve started doing a job shadowing internship thing for a few hours each week at a boutique REPE. The asset manager just doesn’t seem to know what to do with me so I’m looking for ways to give him value until he figures it out. Any suggestions?

Second, if I can swing it for another private equity group I can network into, what things could I do for them to be a free intern a day a week to just be around them? I’ve registered to test for cfa level one in June so hopefully in 6 months I’ll have that to add.

Goals: REPE preferred. I’m not worried at all on maxing prestige, good job. Sub 70 hrs, east coast after school.
