Seeking Career Advice

Hi all,


I graduated in 2021 from college with a 3.95 GPA in. I got an internship at a top top top real estate firm (~10B in assets) in a VHCOL and eventually took the job doing office leasing. Never really interviewed anywhere else at the time as the job was awesome. They started me out at 60k base, but I was fine with it at the time because I was in front of the C-Suite all the time and learning from them. 

Fast forward about 4 years, and I’m not so happy anymore. Don't see much room for growth at the company and don't see my comp going up much. Culture and morale is really, really, REALLY low. Feels like a sinking ship here.

I’ve interviewed at other firms, but the market is just too tough. I’m punching above my weight with my resume because I’m getting interviews for jobs that are 6-8 yoe in my industry. But even for some 4-6 yoe jobs, I’m just not closing. I’ve probably interviewed for 3-4 firms at this point, to no avail (I really don’t think my resume or interview skills are the problem here). 

I'm interested in staying in an institutional / corporate role, but just cant land anything. I'd look at Blackstone, JPMC, GS, other RE teams but I'm not really sure how to get interviews here. I do not want to do brokerage or school. 

Feeling extremely demotivated here, especially because of how I’m treated and the unfair compensation. Advice on how to proceed / pivot here would be greatly appreciated. 

Other than LinkedIn, is there somewhere else i can be seeking out opportunities? And when it comes to networking, I'd say I'm doing a phenomenal job but it really isn't helping much.

Well there's good news and there is bad news, but neither are what you probably want to hear right now. 

The good news is that this probably has nothing to do with you personally. If you are working hard, networking well, and "doing all the right things," then you have your bases covered. You wouldn't be getting those interviews if you were a shit candidate. 

The bad news is, as you mentioned, the market is absolute dogshit right now. After the 15-year tear that real estate had, there are genuinely just too many people in the industry for the amount of roles needed in the industry at the moment. This effects everyone from kids coming out of school, to people with 4-6 years of experience, to executives with 10-15 years. Thousands of people apply for every one opening, all the while most companies are cutting headcount and trying to buckle down and weather the storm. 

The only thing you can do is keep on keeping on. Keep networking, and make sure you are hitting people your age, hiring managers, executives and CEOs, and even HR/internal recruiters. HR isn't going to get you hired, but they can absolutely pull your resume from the reject pile and put it in the "talk to the decision maker" pile. 

Try to keep your head up at your job too. Everyone is depressed and toxic because they too know that the market is dogshit, but you don't want that negativity to carry over to your interactions with outside of the company. People want to hire others who are upbeat and enjoyable to be around, not depressing, even when depressing is 100% warranted.

Also sucks to be at a great place but with no direction / growth. Feel like i bet on the wrong horse with my career...

Is there anything else i can do to expand my horizons / land more interviews?

I'm pretty good at networking at the larger RE developers, but have more trouble when it comes to the banks and stuff.
