Allocating Funds

Hi All - As the title indicates, I need a bit of help allocating my current assets. I am living in the Bay Area, but living rent free with my parents. The cost of living is very high here in the Bay, so I am hoping to take advantage of my current situation. I am looking to attend B-School in the next three years and save for a down payment on my first home and any suggestions would be greatly appreciated.

A bit of background: ~30k in Cash - Checking Account (not ideal) Max contributions to Roth (Large/Small Cap ETFs) No student debt Minor bills/payments ~$500 monthly

I know that the cash sitting in the checking account is not ideal, but I am not sure where to put this money. 401k isn't really an option because I am currently working as a contractor and the benefits of doing so would be very minor, if any.

Any suggestions would be greatly appreciated!
