London Flat Location Advice (Need to Commute to Soho/City)

Myself and my friends are looking for a flat in London - there is 4 of us and all of us will be starting FT in IB. All of us do not envisage finishing before 12am on weekdays, if that plays a role here.

2 of us are working in Soho and 2 others are working in the City of London. The only requirements are that we don't want to go much further west than Marelybone and don't want to pay more than 1200 per person pcm.

Ideally, we love Angel and Marelybone (speaking from experience living in both) in terms of walkability and the vibe but very difficult to find flats atm in either area in our budget. Are there any areas you guys recommend looking into? Ladbroke Grove was an option but unfortunately too far west for my City flatmates. Thanks a lot!

Your budget is too low for your requirements, either pay up or move further out.

South of the river, Southwark particularly, should work with the Bakerloo (to Soho) and Northern Line (to City) at Elephant and Castle station, but you will find this is not the same quality of neighborhoods at all as the ones you are targeting.

Invest in some knifes and be ready to fight hobos and crackheads on the daily.

 

Fair - we haven't really looked south of the river yet. I've been paying just under £1k a month in my current flat in Angel and some other friends live here on a similar budget whilst at university so coming into this with the belief that it is possible. Any recommendations north of the river - maybe Aldgate? Trying to stay within Zone 1  

 

I don't think what you are looking out is really feasible in Zone 1 north of the River (maybe Maida Vale or some stuff further out, but then the commute looks though for the City guys).

I am not sure of what your current living arrangements look like at uni but I don't think you should be surprised to see the price go up markedly for what you are trying to achieve (maybe you live in subsidized uni accomodation, with 30 other roomates, etc. tons of factor that can explain it).

Edit: actually Aldgate/Whitechapel area would work as you point out, but then again, invest in a knife

 

SpareRoom or rooms on Airbnb are the best go-to. You don't get to choose your flatmates but rarely will you have nightmare flatmates. My flatmates next year are friends of mine but I have rented rooms on Airbnb before and it was fine

 

£1.2k pcm per person is way too low for zone 1 unfortunately. As some other said Aldgate/Whitechapel may have some in a shared flats but beware you guys might encounter some individuals that you can’t stay with or flats that are severely mouldy and oops these areas ard not that safe either. Would suggest increasing your budget or moving further out. Some pretty decent neighbourhoods in zone 2 in might include Canada Water, Bermondsey, Limehouse, etc

 

Assuming one could find a flat for £1,200, is it realistic to have total monthly expenses of £2k without having to be frugal? Incoming An1 in London as well and have never lived in London before

Depending on where you live. But for under £2k, I’d highly suggest flat sharing because living alone can cost you £2.5k at least for rent. Don’t forget to add up utilities (electricity; gas; wifi; etc) + council tax which are extortionate on top of your rent as well, which could go up to £500-700/month. So £3k at least for housing if you live alone.

So to answer your question,it’s a bit too tight to have monthly expenses under £2k. I’d suggest raising it to 2.5k, living further out and flat sharing and sticking to £1.6-1.8k max for housing. Then about £250 for groceries; £150 for transportation (tfl is a robbery here); then the remaining for any miscellaneous things.

 

I'll be sharing 50/50 with my girlfriend, so the total flat budget is £2400. Given the working hours and the bank paying for breakfast/dinner/taxi, I'm assuming my monthly expenses for weekdays should be no higher than £200. Then £150 for transport, £100 for gym/netflix/spotify subscriptions and let's say £400 for the weekends comes to £2050 in monthly spending. This obviously doesn't include things like holidays, trips to see my family, expensive gifts/treatments etc. But for general living expenses, is this calculation realistic or am I missing something important?
