One of my friends said she has a side business building financial models for tech start-ups in NYC.
Does anyone know actually do this themselves or know anyone who does this? I would think most places would have someone on staff who would have those skills. I wouldn't even know how to approach a company about that.

I've done this on upwork.com. In another case I showed a deal I put together (not one of my company's deals and one we would not compete on) to a well connected CRE guy and he has since thrown me modeling work and referred me to others as well.
