Based on the most helpful WSO content, here are some insights and tips for your housing search in NYC:

Preferred Areas:

  1. Chelsea/Hudson Yards:

    • Chelsea: Known for its vibrant art scene and proximity to the High Line. Prices can be steep, but it's a popular area for young professionals.
    • Hudson Yards: A newer development with luxury apartments. Prices here can be on the higher end, so having roommates will help manage costs.
  2. Murray Hill:

    • Murray Hill/Gramercy: Very popular among young professionals working in Midtown. Prices range around $2k-$3k for solo living or about $1.5k-$2.25k with roommates. Good nightlife and convenient for commuting.
  3. West Village:

    • West Village: Known for its charming streets and vibrant nightlife. It can be expensive, but it's a desirable area for many.

Budget Considerations:

  • Roommates: Given your budget of $2500-$3000 per person, having one or two roommates will make it easier to find a place in these popular neighborhoods.
  • Studios/One-Bedrooms: Studios in desirable areas like Chelsea and Hudson Yards can range from $2.5k-$3.5k. One-bedrooms might be on the higher end, so taking over someone's lease could be a good option.

Tips for Finding Housing:

  • Subletting/AirBnB: Consider subletting or using AirBnB for short-term stays while you search for a more permanent place.
  • Broker Fees: Be prepared for broker fees, which can be around 15% of the annual rent. Some larger buildings or complexes might offer "no fee" apartments.
  • Financial Requirements: Ensure you have cash ready for the first and last month's rent, security deposit, and broker fee. You'll also need to show you make 40-65x the monthly rent or have a guarantor who makes 100x the monthly rent.

Action Steps:

  • Post on Forums: Continue posting on forums like Wall Street Oasis to find potential roommates.
  • Contact Agents: Reach out to real estate agents who specialize in the areas you're interested in.
  • Visit Apartments: Be ready to act quickly when you find a place you like, as apartments in NYC can get taken very fast.

Feel free to PM others on the forum who might be looking for roommates or have available leases. Good luck with your move to NYC!
