Can anyone please share what does this mean

model, in excel, a portfolio of amortizing loans and calculate key profitability metrics? What can one expect in this modelling interview?

 

Bruh how desperate are you spamming this everywhere?? What if it’s loans that get paid back over time and you need to calculate the moic and irr of the portfolio?

assume each loan has an amortization rate. So if 10%, then a $100 loan will be paid down by $10 each year. Starting balance year 0 is 100, year 2 is 90 and so on. For the fist year take the average of starting and ending balance (100 and 90) = 95 times coupon is income for that year. Roll all this forward to maturity where loan is paid off

your irr starts with -100, ongoing values for coupon, and then ending balance for last year (50 if 5 years). It should be in the ballpark of your coupon. They may ask you to thrown an oid on there. So if your oid is 2% then the irr math is the same, except your day 1 outflow is -98
