American Realty Advisors Opinions
I am currently interviewing for a senior level role at American Realty Advisors - excuse my title. They have an ODCE core fund and an open ended value fund, however I cannot find much other datapoints about the company as a whole. Quick views on linkedin show some attrition that seems a bit high for what might compare to other ODCE funds of PGIM, Clarion, etc. They have bought some larger trophy type deals in certain markets mixed with some standard Core/Core plus product pre-2021 and not much activity as of recent.
I see glassdoor doesn't have the best reviews, but honestly who has used it that much throughout the years. Would be great to hear more about the company, those who may have partnered with them, their employees, and overall culture if anyone has interacted with them.

I am sure most ODCE funds are, but their leadership page and most who I spoke with looks like it is quite the opposite.
For sure. Yes, typically the execs are all white dudes. It's accretive/strategic for them to push DEI for (1) marketing to rainbow pension money and (2) keeps their seats uncontested.
Have heard first hand from some of the biggest executives in US real estate they "love this shit".
Eh, have been unimpressed as of late. Used to highly admire, but talent gap to peers is noticeable in my market. Which geography?
Would land in their HQ in LA. It does seem like many senior folks sit in a couple satellite offices, mainly Chicago. Curious how you would describe the gap and which geography and department you are referring to?
Know a guy in LA that's been there forever, whatever you want to make of that. He's really good.
I've worked with their acquisitions folks and my opinion of the folks I've interacted with is they don't get it. There is a right and wrong way to behave when you're in a deal making seat. Behave in the wrong way and is has consequences for your firm's perception in the market. This job (regardless of LP/GP seat) requires an ability to demonstrate finesse and grace. The best folks know how to do. Just haven't seen that out of ARA recently and perhaps that is due to some of the internal struggles others have mentioned.
A platform that gets most of its capital from Taft Hartley. Founder is very old but won't delegate or create succession plan. Very good history but has difficulty raising capital more recently.
Had heard about the Taft Hartley backing. Feels most Funds have had difficult raising money as of recent, especially the past couple years due to the denominator effect. However, I did just notice many of their capital raising folks have been through a revolving door. Is the Founder comment relatable to a bottleneck situation in terms of decision making on broader strategy, deals, or asset management duties - or perhaps a combination?
There's a reason for the Glassdoor reviews, they are legit. Most don't last more than 2 years there even in senior positions. First 6-10 months you get a "pass" but after that be prepared for it to go downhill. They pay well due to the turn over and hope you can't find somewhere else to go.
A bit discouraging. Reading through a few more it mentions colleagues are great, but the top heavy comments indicate that is the largest question mark. Any details on the 'downhill' aspect after the first few month trial period? More of a grinding/sweaty shop?
Have worked and closed a few deals with them. Really liked the people I worked with and felt like they were pretty reasonable. Everyone was based out of the LA office.
