Does anyone use apps on their phone/tablet to model cash flows and returns for rental properties (i.e. SFRs and condos)? I currently have an excel model I use to project out cash flows and returns, but would like to have something I can update live through my phone or tablet when I'm touring a property. Are there any apps out there that can accomplish this?

If you propose the property on https://fractional.app/ you can use the cash flow model/generator on the site. If you aren't interested in co-investing you can just set the ownership level at 100% to see what it would look like. It's super useful b/c it provides comps/estimates (rent, vacancy, property mgmt, etc.) based on address alone!
