the only buyers left are 1031's and international HNW individuals and funds it seems to me. Chinese RE bubble has been a talking point for years now. i do think the russian repudiation of assets might have been a canary in the coal mine moment for "frenemy" country investors (saudi, china, russia etc.) , but I haven't really seen anything come to fruition yet in the market
