Best books for personal RE investing

As someone in commercial real estate on the LP side and looking to put some additional money to work, what are some of the best books to learn about individual investing in real estate? Ideally, these are ones that are a bit more advanced than "RE for Dummies" but still have information relating to efficient individual financing, 1031 exchanges, property management guidance, etc.

I think a lot of us have the financial acumen to underwrite a deal and a market, but when it comes to the execution of actually managing tenants and talking to mortgage providers, I at least feel pretty unknowledgeable. It's scary to send a chunky down payment without some guidance!

Not exclusive to multifamily rental either, self storage and other smaller deals are welcome as well.

I’m not sure The Real Estate Game is something he’s looking for. While it is a good book, I would consider it more of a primer on the real estate industry and its players, rather than a “how-to” instructional read. It’s a good book nonetheless.
