Building Capital Relationships

Our company is roughly ~$500MM AUM and focused on developments/acquisitions throughout the intermountain west. As we've become more experienced our projects have grown and I've now been tasked with building more institutional capital relationships.

What strategies have worked for you all in the past to find new potential partners. Are there databases for purchase online? Are there affiliate programs you can run with brokers to get names? Etc.
 

We've tried to use capital brokers previously but there are no institutionalized brokers located in our town. When we've worked with out of town brokers, the relationship is forceful on the current deal and not focused on growing strong long-term relationships. I'd rather focus on building a strong relationship and grow trust months if not years before we would ever ask for capital.

This process has worked well on our current pipeline of projects but I'd like to continue to build out a list of relationships to give us more optionality on project types in the future.
