Can you get rich quick ($10M+) in commercial real estate in your late 20s to Early 30s with less than $100k of capital…?

…..If so how?!……

………Seems like it takes 5-10 years if the economy isn’t taking off………

Lol the only way you're going to get rich quick is gambling - whether literally or through stuff like crypto. But realistically any insanely high risk deals with appropriate rewards can net you $10M in profits if you have the ability to syndicate the equity you need, but I'd expect for a deal large enough to net that kind of money your investors are going to want you to put in more than $100k.

But without outside equity? Hard no.

No, you would have a solid cash flow of 7-14% if you invest with the right partners, big firms wouldn't touch you as a junior investor with that low an initial investment. Prob able to cash out after 4-5 years and invest in another property. Aka have two 7-14% properties return flow. This is all pre tax if you take it out. This is also with established smaller CRE's. 

If you do it on your own, it's gonna be hard, you really need full cash offers to pick up anything in the Single Family range that is a duplex-quadplex. 

Suggestion is look for investors, min investment 25-45k, then pick up smaller MF properties and higher a Prop management group. Barriers here are lots of large PE firms have cash on hand as do Prop management firms, and Sponsors. 

In the end it's a lot of hard work and knowing your rent increases and markets that will sustain the upcoming recession, also think of eviction protected areas, stay away from them. Same with states with strong squatter rights. You can over time build a sustainable business investing with others as such as yourself. Get rich quick yea you can keep taking the equity and bringing on debt so your networth is 10m+ but you'll be leveraged to hill. Aka one or two units people refuse to pay rent you are screwed.
