Cap Rates

To all my real estate folk out there. Can someone explain to me why real estate people care so much about cap rates? Seems like such a subjective measure that is impacted by so many variables dependent on the type of deal. I understand it from a valuation perspective, but even then I feel like it is only relevant if you have a deep knowledge of what buildings are being traded for in that specific market. Not trying to be cynical but just want to see if anyone has a good explanation for me to learn from!
