Cool adaptive reuse projects?
What are some cool adaptive reuse projects that you've seen across the country? Some awesome projects that come to mind are Ponce City Market, Chelsea Market, the American Tobacco Campus in Durham, and the Wonder Bread factory in DC.
Do many institutional developers and investors actively pursue adaptive reuse deals or are they more of a niche thing that only specialized developers take on? I would love to work on one of these projects, but I feel like I would have to work for an adaptive reuse focused shop.
There was a cool one done about 10 years ago in Pittsburgh called the Cork Factory. Complete transformation and helped take a decaying industrial neighborhood into something way more vibrant. It's actually displayed on the front cover of the federal Historic Tax Credits handbook/guide.
A lot of those types of projects utilize historic tax credits so that's where my mind immediately goes when I hear adaptive reuse. I've seen a lot of great projects of all shapes and sizes and I could sit here all day and tick off one after another. But a few large high-profile ones that come to mind are Trump International Hotel in DC, the Old Post Office in Chicago, and Wake Forest Biotech Place in Winston-Salem. These are all big projects completed by institutional developers. But funny enough, I wouldn't say that any of these developers specialize in adaptive reuse type projects other than Wexford (WF Biotech). Bottleworks in Indianapolis is on par with all of those deals in many ways but I think the developer on that one may be a family office based on what I've heard through the grapevine. There are also countless very cool adaptive reuse projects undertaken by small players every day with friends and family-type money. Lotta different ways to skin the cat.

You mentioned Ponce City Market, so it's worth mentioning that so much of what Jamestown develops would fit in this thread, as would some of the projects of spin-off companies from people who previously worked on Ponce City Market at Jamestown, such as New City Properties and Third & Urban.
