CRE Career Change

Trying to figure out the best fit (most realistic & sufficient compensation) in CRE for myself.  I have 10 YOE and began my career in public accounting (Audit) focused on CRE clients, then spent some time in a BB back office (Alts focused), then left for a start up (Non CRE - focused on raising VC $) which failed and left me contemplating my next career move.  I fell back on my accounting background to work some temp roles to keep money coming in during this period of time and my last contract was with a small CRE investor/operator group helping with both accounting and raising their first fund.  This contract is now over and I am back to the W-2 world in a finance-ish/accounting-ish type role that gives me some exposure to CRE due to the nature of the business but is not completely real estate focused.

The work I have enjoyed most in my career has been capital raise related (Two VC backed rounds at the startup and setting up an LP Fund for the CRE group).  Unfortunately, this appears to be a difficult position to obtain in the current CRE market unless I want to go out on my own (cannot afford to do this in the short term).  I would also be interested in an acquisitions role and I am spending a lot of time educating myself online on financial modeling but this appears to be an uphill battle to land a position given my background.  Looking back, I wish I went for the broker route right out of college when I could afford to make a little money in the short term with the hope of building a sufficient book of business in 3-5 years.

Apologies for the rambling but overall I am trying to figure out how I pair tangential CRE experience throughout 10 YOE with networking/self study/side hustle efforts while working in my current role to ultimately break into CRE.
