seller financing sections of the deal, subject to, wraps and options. These all make things interesting. Remember there is always a way to get the deal done and have both sides walk away happy.
Bumping
BX buying deals and also being in the mezzanine debt on the financing
Just worked on a deal where we purchased a owner/user lumber mill after a fire and the company decided to move. Was pretty interesting, main points are below:
-12 mo lease-option with 10% PP hard at start of lease
-could sublease/do any construction during lease aside from demolishing buildings
Worked out really well for us, we were able to lease up half the property during the lease and our payments were about half what debt service would have been. Closed with a bridge loan after 10 months because our capital improvements were too high to not have ownership.
Cool, what kind of tenants leased the lumber mill? Seems like a tough property to lease given its specialized nature.
