Do YOU know any additional environmental incentive programs other than solar?

I personally don't believe that the LEEDS certification has any value at all. It seems that the standards are not in line with the possibilities with newer tech in the space and don’t really incentivize developers to go beyond the flex / greenwashing.
As such I’ve been looking to find ESG-related avenues (mostly CRE related) that not only actually have a net positive impact on the environment, but also create a significant boost to yield and/ or tax advantages.

The most common one is probably solar incentives (SREC) that allow property owners to feed energy back into the system and additionally allow (at least in some states) to depreciate the added solar structure in Yr. 1 which will reflect positively on property taxes.

Then there are LIHTC & HUD programs which depending on the market can be very beneficial, but certainly aren’t suitable for all strategies and players in the field.

So, here’s the ask, do you know any other GREAT government programs or strategies that can improve a project’s social and/or environmental impact while also improving returns? And how would you go about implementing those?
Maybe somehow generating carbon credits to sell back to the markets?
