Does anyone here do their own deals?

Seems like a lot of people on here work for developers or REPE. Curious if anyone here has ever done a deal on their own or with a partner or two. Maybe not a big one, but something along the lines of buying land to build and sell residential lots, getting land rezoned to flip it, building a strip mall or something.

I guess a lot of people here work in NYC/SF where things like this have a way higher barrier to entry than in my town of 100,000. If anyone has done this what point in your career did you start?

Also curious how the math works out for which makes more money for the effort you put in, getting carry/coinvest on a big deal or getting all of a small deal.
