Green Street Advisors - Newport Beach?
Is anyone familiar with their consulting/advising practice in addition to overall culture, exit ops, and comp? I know they're well respected within the REIT industry niche, but any additional info would be a big help!
Thanks.
Yes, use the search function. This gets asked biweekly.
Ironically, the question always gets asked in this same exact format too.
perhaps i've written this in ohter threads, but my impression of their consulting practice was that you might not end up analyzing REITs as much as you would if you did the traditional sell-side thing. however, the consulting side is still highly respected (i think), and my impression was that the guys on that side are still very smart.

Anyone have any insight on culture / exit-opps? How well would a research role place for REIB or REPE in the future?
Thanks!
In terms of culture, the firm seems casual-professional (if that's even a term). But, the analysts are very technical and know their shit. I feel like most of them have REIB/IB/HF experience. It'd be a extremely valuable experience to work with them. I'm sure the hours are on par with other REIT ER firms.
In terms of exit opps, I'd assume you'd score a great REIT role vs REPE role. Mainly because you'd be working on macro RE framework and securities analysis. Not saying you wouldn't place well in REPE, because I know REPE firms use GSA's research for their underwriting at times. But, GSA's bread and butter is REIT research. So just using common sense I think REIT world (or REIB) would be your best bet for an exit.
At the end of the day, it's going to set you up very well. GSA has a great name in the industry.
Agreed. You're not really doing property level (non-Blackstone REPE) so you wouldn't learn property level (applicable IMO) real investment experience. Not that I have a beef but I see posts on "BIWS modeling" and after 5 min of research on it I think to myself...hmmm....never really heard of anyone talk about "NAV" on any deal I've worked on.....like ever.
Awesome man. Appreciate the feedback!

A former co-worker of mine is one of their top research analysts. It's a great firm - well respected by investors and REITs alike. It's a bluechip name in my book.
Putting in time there, you'll know the REIT investment landscape very well. Exit opps are (easily) IR at a REIT, acquisitions at REIT, REPE or anything real estate investments related (hedge fund, etc).
Look at some of my old posts on this. Basically pay is terrible, exit opps are good into REITs, long only Asset Management, hedge funds, hours are awesome (outside of earnings season), culture is laid-back/surfer dude (but very educated, be prepared for discussions on the technical benefits of different valuation methods for fun).

Does anyone on capital markets teams at brokerage shops subscribe to any of their stuff? I swear every free webinar I've watched has been SO good. Also any idea what their stuff costs?
I vaguely remember the brokerage team I used to work with getting a free trial... I think they liked it a lot but think they bawked at the price tag; think it was extremely pricey from what I recall.
I expected such. The research is definitely top notch and some of their cross-border analysis stuff looks very unique.
We get access by using their trading desk, it's pretty good quality research.
I asked if they offered any incentives for grad students a while ago. Need some data for a dissertation.
"Unfortunately, we do not offer discounted or complimentary subscriptions for students at this time. Any access would be up from $15K."

It would be a good job. They are well respected. The one thing is I am not really sure about exit ops. I'm guessing the guys that go there want to join a hedge fund or something / stay there forever.
Respected firm. A colleague of mine rooms with an analyst there.
Heard they work fairly longer hours, but rack in above 100k+ all in. Fairly good for an analyst gig.
I'll echo everyone else, top-notch group with great research and thought leadership. Not sure what the exit looks like, but I'm sure they find something interesting.
