Homebuilding to CRE

Hi everyone,

I wanted to ask for advice. I work for a homebuilder in land acquisition to build future communities. Has anybody ever made the switch from homebuilding to commercial real estate investing, like multifamily or retail.

Switching from homebuilding to commercial real estate (CRE) investing, such as multifamily or retail, is indeed possible. Here are some insights based on previous WSO threads:

  1. Broad Exposure: It's beneficial to start your career gaining the broadest exposure base. This allows for higher optionality down the road. For instance, transitioning from a development associate position in big box retail to multifamily investment sales can round out your experience and make you more competitive in the market.

  2. Sector Fundamentals: Multifamily is often recommended due to its strong sector fundamentals. Capital consistently flows into this space, making it a stable choice regardless of the economic cycle.

  3. Experience and Storytelling: Having a diverse background in both multifamily and commercial real estate finance can be advantageous. Being able to tell a compelling story about your capacity to understand different aspects of real estate at a granular level can help you land roles in CRE.

  4. Career Path Examples:

    • Development to Multifamily: One professional transitioned from a 3-year development associate position in big box retail to multifamily investment sales, eventually landing a role in real estate private equity (REPE).
    • Mixed-Use Projects: Another example includes professionals who shifted from single-tenant retail to mixed-use town center deals, demonstrating that such transitions are feasible and can lead to innovative and award-winning projects.
  5. Networking and Education: Engaging in networking and possibly further education, such as real estate modeling courses, can also facilitate the transition. Building connections and gaining relevant skills are crucial steps.

  6. Passion and Commitment: People in real estate are passionate about what they do. Ensuring you have a strong story about why you want to transition to CRE and demonstrating your passion can significantly help in making the switch.

In summary, transitioning from homebuilding to CRE investing is achievable with the right strategy, experience, and networking. Gaining broad exposure, leveraging your existing skills, and being able to tell a compelling story about your journey are key factors in making this switch successfully.

People certainly have. A buddy of mine made the opposite switch recently, from commercial to residential. Mostly comes down to networking.
