Horizontal Developers/ Funds - Know of any specialized shops?

Does anyone know of firms specializing in horizontal development? Most developers buy/entitle land, then either improve it and flip out to homebuilders (national firms - Pulte, D.R. Horton, Ryan Homes, etc.) or hold to develop themselves. I am seeking to wholesale and flip the entire parcel to a deeper-pocketed firm, if possible, and have only found one potential firm thus far.

Any help is greatly appreciated.

Background: I am zoning/entitling 300 acres of raw land near a Tier 2/3 city. A highway bifurcates the parcel into two significant tracts. The northern tract is best suited for PUD/single-family lots. The south side could be the same or industrial (any type). Each side includes highway frontage, and there is the possibility to add retail as a buffer. TBD on that last point. It's in a rural-ish area, but this past cycle has brought 15+ warehouses (primarily bombers) to the county/general area...
