Working on a hotel play, if anybody has a solid profroma for a 5 star hotel with "typical" underwriting standards (size of room, loss factor, % occupancy etc). That would be great, I would be happy to swap a resi or office proforma in return.

The proforma will only get you so far. It's all about the assumptions you make. Hotels are more complicated to model - far more moving parts - than your office proforma.
